Riqualificare le soluzioni di pregio in facciata, a ridisegnare gli interni esaltando lo spazio di lavoro.

Il palazzo è quello storico di Magistretti del 1957, a pochi passi da S. Babila, ha destinazione uffici e si compone di 8 piani fuori terra. L’intervento di L22 punta a riqualificare le soluzioni dell’Architetto Magistretti in facciata e a ridisegnare gli interni per migliorare la work experience.

L’ingresso da corso Europa oggi ha una nuova connotazione: baricentrica tra le due vetrine riconquista il centro dell’immobile. L’aggiunta di materiali classici come il travertino e la trasparenza del vetro ne esaltano l’altezza. Anche le vetrine ai lati traggono benefici di ampiezza e visibilità, ottenendo quello spazio vitale di cui avevano bisogno.

La facciata è la stessa di Magistretti con un serramento diviso in tre parti uguali: due a partire da 1.40 m ed un terzo a tutta altezza. È la stessa ma con nuovi infissi e serramenti, lastre originali in bianco montorfano ripulite ad arte e una rivisitazione in chiave moderna del gioco di pieni e vuoti creati dagli elementi che compongono la facciata.
L'illuminazione notturna esalta inoltre la forte verticalità dell'edificio, scandita dai pilastri slanciati.

Il retro invece aveva necessità di essere totalmente ridisegnato: un'innovativa e funzionale facciata continua, totalmente vetrata, regala luminosità, profondità e vivibilità allo spazio lavorativo. 

La trasformazione degli interni è radicale: da una moltitudine di uffici singoli e autonomi, destinati a diversi tenant, a spazio ideale per uno studio strutturato, vivo e numeroso. Il settimo piano è dedicato alla direzione e al suo team di supporto, al sesto ci sono la reception, il Centro Studi e Ricerche, il Dipartimento Marketing e Comunicazione, tre meeting room e l’auditorium destinato a conferenze e seminari che può accogliere 50 persone. Al quarto e quinto piano sono stati pensati gli uffici, mentre al terzo c’è la divisione per la consulenza ai professionisti dello sport.

La scala centrale è l’elemento di continuità tra lo storico ed il nuovo, intatta nella sua classicità viene rivalutata nelle finiture e nei materiali.

Lombardini22 ha valorizzato un pezzo di storia dell’architettura milanese portandolo a nuova vita, accompagnandolo con mano delicata a un rinnovato splendore, moderno e funzionale.

Renovating high-quality facade features while redesigning the interiors focusing on the workspace.

This historic building was designed by Magistretti in 1957, just around the corner from S.Babila Square. It is an office building with eight floors above ground level. L22’s project is aimed at renovating Magistretti’s facade features and redesigning the interiors to improve the work experience. 

The entrance from Corso Europa has been given a brand-new connotation: it is now at the very centre of the property right between the two glass windows. The addition of classical materials like travertine and the transparency of glass really help focus on its height. The glass windows at the sides have also been enhanced and brought to the fore by being given that vital space they required.

The facade is the same as Magistretti’s with a main fixture divided into three equal parts: two beginning at a height of 1.40 m and a third that is full-height. It is the same but with new frames and fixtures, the original white Montorfano sheets have been perfectly cleaned and the interplay of solid structures and empty spaces resulting from the facade features has been reworked in a modern key.

Night-time lighting notably focuses on the powerful vertical nature of the building deriving from its streamlined columns.

On the other hand, the rear of the building needed to be completely redesigned: an innovative and functional all-glass curtain facade provides luminosity and depth for what is now an extremely pleasant workspace.

The interiors have been radically transformed: from a multitude of individual and independent offices serving various tenants to an ideal space for a well-organised, lively and busy firm. The seventh floor is allocated for management and its support team, while the sixth floor holds the reception, Study and Research Centre, marketing and communications department, three meeting rooms and an auditorium for hosting conferences and seminars that can accommodate 50 people. The fourth and fifth floors are designed as offices, while the third floor has been divided up to provide consultancy for professional sports people.

The central stairway is what brings together the old and new. Its finishes and materials have been revamped without impacting on its classical style.

Lombardini22 has enhanced a historical piece of Milanese architecture, bringing it back to life and delicately reviving its splendour in a modern, functional manner.
